Daystar completes office interiors for ACS and begins two new restaurants at Santa Anita Fashion Park

Daystar, a full service professional builder, recently completed high-end tenant improvements for ACS (Architectural Construction Services) new corporate offices in Costa Mesa. The firm also was awarded a contract to handle tenant improvements for two adjoining restaurants -- Market City Caffé and Rose City Diner in Arcadia.
ACS Offices
Located at 1122 Bristol Street, ACS’ 11,000-square-foot office is housed in a new 14,400-square-foot concrete, tilt-up building owned by Newport Real Estate who also occupies space in the same structure. Designed by ACS, the project entailed two-levels of tenant improvements featuring a variety of architectural soffits and extensive high-tech finishes including an open ceiling area with rigid spiral duct for the HVAC system, anodized aluminum cable rails in the lobby stairwell, unique lighting, custom maple cabinetry and porcelain tile floors and stairs. The upstairs lobby houses a radius rough cut stone wall which is utilized as a backdrop to showcase the firm’s projects. Adjacent to the lobby, the curving soffit forms an artistic river that flows throughout the office’s main resource and work areas. The conference room features clear, butt-jointed glass, specialized cabling for computers and audio visuals as well as a touch screen plasma television for presentations.
“Coordinating the delivery and installation of the project’s high-end, custom architectural finishes was the most challenging aspect of this project. We planned ahead and worked closely with ACS to meet deadlines and maintain a high level of quality,” said Cody Qualls, principal of Daystar Builders.
Daystar completed the tenant improvements simultaneously with the construction of the building shell. “We worked hand-in-hand with ACS and Miller Construction, the building shell contractor, to complete the fast-track project,” explained Qualls. “Through creative scheduling and expediting design-build of the Mechanical, Electrical and Plumbing (MEP) work through the appropriate agencies, we delivered the project about 27 days earlier than traditional construction would have allowed.”

Market City Caffé and Rose City Diner
Located at the Santa Anita Fashion Park in Arcadia, the restaurant projects include construction of a 3,200-square-foot Market City Caffé and a 2,700-square-foot Rose City Diner with a common 3,500-square-foot kitchen and prep area between the two. Owned by Market City Enterprises, the Market City Caffé will offer Southern Italian cuisine in a casual, inviting trattoria atmosphere. The Rose City Diner will be an old fashioned soda fountain style restaurant. The restaurant, formerly in Pasadena, is known for its retro pink décor and home cooked food. The architect for both restaurants is Carlos R. Alonso Architects of Woodland Hills.
“The Rose City Diner will be similar to the Rose City Diner we ran for 15 years in Old Pasadena,” said Sal Casola of Market City Enterprises. “The Diner had a great reputation and now that the restaurant has closed, we are excited about opening a new one in the Santa Anita Fashion Park. This is a great location for both of our restaurants and these two concepts are a lot of fun for us, so we look forward to their opening in October.” The new Market City Caffe will be the fifth restaurant of its kind in the West. The other four are located in Pasadena, Burbank and Brea, Calif. as well as Las Vegas, Nevada.
